MUMBAI: Mumbai will lead the Indian office space supply with more than 25 per cent share, followed by Bangalore and Delhi with 19 and 17 per cent, respectively, in 2011-2012, a real estate services firm said.

India added around 55-million sq ft of office space in 2010 and is expected to add around 50-million in 2011-12.

Additionally, real estate transactions which were on the rise in 2010, will continue to increase in 2011 as well, the firm — CB Richard Ellis (CBRE) India said today.

“The overall real estate performance of the country has been on an upward trend with increasing transaction volumes. This is due to sustained IT industry activity, impact of economic recovery on new economy sectors, global optimism on corporate expansion, consumer confidence and a rise in income levels,” CB Richard Ellis South Asia Chairman and Managing Director, Anshuman Magazine, told reporters here.

“The residential segment might witness reduced absorption due to significant price increase in prime metro micro markets, large supply and an increase in mortgage rates,” Magazine said.

In the retail segment the total number of malls in India are expected to be more than 200, while another 80-90 are lined-up to get operational in the next 2-years.

“Retailers will continue to hold sway in certain over-supplied locations, pressing developers for revenue share and related incentives,” he said.

AHMEDABAD: After Sachin Tendulkar inked a property deal in a 700-acre golf course in Ahmedabad, it is now the turn of Bollywood star Shah Rukh Khan, who is said to be looking for land in the home of Asiatic lion in Gir.

Sources said Shah Rukh Khan and television producer Ekta Kapoor have already made inquiries for land on the outskirts of the protected Gir sanctuary, which is the only home for Asiatic lion in the world. Khan, say local sources, has shown interest in a plot located between Haripur and Jalandhar villages on the outskirts of the Gir forest in Junagadh district.

Earlier this month, Tendulkar had invested in a property in the Kensville Golf and Country Club near Ahmedabad.

GD Gajera, talati-cum-mantri of Jalandhar village, which is near the Devaliya Interpretation Zone for Asiatic lions, told TOI, “We too have learnt that there are some negotiations going on between locals and estate brokers. But the deal is yet to be clinched”.

Sources said a farmer in Haripur had decided to sell off his land to the star. According to sources, Khan’s office in Mumbai was still to clarify for what purpose he wanted the land. It is believed to be for a farmhouse. The film star’s office was in contact with local estate brokers, who are expected to be in Junagadh on Saturday to get land records.

Officials said the only condition the buyer party has put forth is that the farmhouse has to be in the vicinity of the national park. When contacted, Haripur sarpanch Ramnikbhai Naranyanbhai said, “We have heard that Khan and Kapoor are looking for land near Sasan”. He said Khan’s office had probably zeroed in on a plot near Hiran river which passes through Gir forest. The owner of the land is a Gujarati based in Mumbai.

When contacted, Sandeep Kumar, deputy conservator of forest (headquarters), said, “We don’t have any knowledge about this”.

Struggling to extend its services to every corner of the city, Mumbai Fire Brigade has demanded that the Brihanmumbai Municipal Corporation (BMC) reserve at least 92 plots in the revised development plan (DP) for construction new fire stations.

The civic body, having taken note of the fire brigade’s requirement, is set to propose that developers give priority to construction of fire stations while handing over built-up amenity and accommodation reservation plots.

“If not, we will ask them to hand over only vacant plots as our share,” an official of the DP department said. The existing development plan of the city expires in 2013 and the BMC has begun work on a new plan. According to fire officials, Mumbai needs at least 125 fire stations—each with a minimum area of 2,500 sq m—in order to keep pace with city’s vertical growth, building collapses, fire accidents and other calamities.

Currently, there are only 33 fire stations. The BMC has, over the years, acquired possession of 37 plots. Fourteen of the existing stations have come up on these 37 plots. “Few of the 33 stations are also covering parts of island city and central suburbs, where maximum number of high-rises are coming up. The BMC must also be prompt in taking over amenity and accommodation plots from builders,” chairman of improvements committee, which controls most of Mumbai’s land, Manoj Kotak, said.

Under the development control regulations, owners of defunct industrial and mill land must surrender between 5% to 25% of the property for public amenities and utilities before constructing residential or commercial structures on the plots.
