Green redevelopment of markets in Mumbai

The Brihanmumbai Municipal Corporation (BMC) may apply the proposed green building norms to 103 municipal markets that it has put up for redevelopment by private builders. The civic improvements committee has recently discussed the new market policy and directed building proposal department to insist on implementation of eco-friendly norms — rainwater harvesting plant and grey water recycling system — while issuing development permission.
The corporation has so far received 62 proposals from developers, of which 41 have been given the Annexure-II (list of those eligible for rehabilitation). Of these, 18 have been provided letter of interest (LoI).
“In all, 10 proposals have been approved for construction. But from now on, all new plans will be approved only if they include green norms,” said a civic official. After the Crawford Market redevelopment controversy couple of years ago, in which the BMC was accused of helping a private developer, the BMC decided to change its market policy. The current policy states that in the island city, the ratio of rehabilitation and incentive to the builder was 1:0.6 FSI and the rest goes to the BMC. As a result, for every 10 shops in the renovated market, the builder gets six. In the suburbs, the ratio is 1:1, as a result,the BMC gets nothing.
